Job Title: Facility Director, Kappa Alpha Theta Sorority (Alpha Gamma Chapter)
Reports to: Facility Corporation Board (FCB)
Property Location: 1861 Indianola Ave., Columbus, OH 43201
This individual would be responsible for managing the property and creating a comfortable living environment for the live-in female collegian members of the chapter. This individual must be a female who has several years of professional or post-college experience, preferably in residential life, student services, or related field.
The ideal candidate will be comfortable interacting with college-age students. This individual should also have property management and technology experience to be successful in this role. Strong communication skills are a must as this individual will communicate with the Facility Corporation Board members, advisory board members, collegians, alumnae, vendors and university employees. Employee is eligible to work in the United States without restrictions.
Employee agrees to obtain a current BCI and FBI background check.
Employee is mobile with the ability to walk up and down stairs multiple times a day.
Employee must be able to communicate with text when necessary.
Employee must be able to communicate using Google Voice app.
Some of the responsibilities are, but not limited to, the following:
Keeps accurate records of maintenance repairs, including but not limited to roof, HVAC, security system, FOB assignments, landscape, and sprinkler system, plumbing and electrical. Must be knowledgeable of Google Docs, Microsoft Word and Excel. Keeps accurate records of required certifications and licensing as required by the State of Ohio.
Communicates house maintenance issues to the FCB and coordinates all routine maintenance issues in a timely manner. Manages all minor repairs within agreed amount in a timely manner. Notifies FCB of major repairs that exceed agreed amount with estimates that need to be done. Reports immediately to the FCB all hazards and damages that require insurance claims.
Manages multiple preferred service vendors to resolve issues while staying within the budget.
Remains with all visitors at all times including service vendors.
Meets weekly with the Chapter Facility Manager and President and attends any meetings with chapter members as necessary. Attends all FCB scheduled meetings and gives house updates.
Keeps the FCB informed of any inspection by insurance adjusters, fire department, government agencies or others concerned with the maintenance, security and safety of the house.
Must reside in the chapter house each night the collegians are in residence. Must be in residence 10pm-8am.
Supervision of one or more staff members and daily cleaning company employees.
Communicates with Greek House Chefs on a weekly basis.
Benefits:
Starting pay: $45,000 based on experience. Annual gross salary to be paid bi-weekly, per payroll. Included in the salary is $2500 toward health insurance costs.
Living quarters in the house director suite located on the second floor. Air conditioned, fully furnished. Living room area, separate bedroom with full size bed, full bathroom off the bedroom, office area, 50” screen TV. Limited personal items may be brought. Microwave and small refrigerator provided in the suite.
Printer/FAX/scanner provided
Utilities, to include basic telephone landline service, electricity, water, gas and internet access and cable.
Meals during the regular operation of the house property, excluding holiday periods.
Designated parking space.
Please note the FCB does not provide any health benefits to employee.
A house director is hired for a one year. Performance evaluations are completed twice /year and as needed. The performance evaluations by the FCB (facility corporation board) will determine if the contract will be extended.
Standards of Conduct
As employee is a representative of Employer at the University as well as in the surrounding community, employee is expected to maintain high standards in her public conduct while representing the employer. Certain standards of conduct shall be observed by employee and addressed in performance reviews. In addition, any violation of the standards set forth below shall result in discipline up to and including termination without notice and without compensation. Unacceptable standards of conduct include, but are not limited to:
Dishonesty
Theft
Sexual harassment
Possession of use of liquor, narcotics or other illegal drugs on the premises of the employer, while at work, or working under the influence of the same.
Knowingly permitting males over the age of 11 to stay overnight in the facility.
